The following changes are being made to your rental agreement effective 30 days after we start managing your property.
      
A: If your rent is not received by the 3rd of the month then a $50 late fee will be due immediately.

B: To pay online using your bank account. visit t.sdcpm.com and go to "Setup".Credit card payments are not accepted.

C: To Pay by cash or debit card, seven days a week visit any Walmart, ask for the Walmart Money Center and tell them you want to pay 
     to "PAYLEASE COMMUNITY PAYMENTS Provide them your  Paylease ID # that we will provide you. 

D:You can also mail your payment to our office address (at your risk if the payment is not received)

E: Payments in person at our office are not allowed except for the first 30 days after we start managing your property(by appointment only)

F: Rent must be paid in full.We do not accept partial rent payments.

G: Our "NSF" fee for bounced NSF checks is $30.00

H: If any legal action or proceeding is brought by either party to enforce any part of the rental agreement. the prevailing party shall recover, 
   in addition to all other relief, reasonable attorneys’  fees and court costs with a maximum of $1,000 (one thousand dollars)

J: If you are on a lease, the above changes will be effective when your lease expires.
