1:If you are in a lease, all those who signed the lease are responsible for the rent until the lease expires, but if we are able to find a replacement tenant, you will only be responsible for the days the unit is vacant.

2:Please email info@sdcpm.com to let us know in writing when you will be moving out and confirm that all occupants will be moving out too.


3:You may also terminate the lease without penalty if:

A:  You become a member of the Armed Forces of the United States after you enter into the Agreement; or B:   You are or become a member of the Armed Forces of the United States and receive: Orders for a permanent change of station; or Orders to deploy for a period of at least 90 days. You must give us written notice of termination, and the new termination date must be at least 30 days after the first date on which the next rental payment is due. (For example, if you served the notice on September 15th, your tenancy would terminate on October 31.)  You must furnish to us the proof to establish you qualify for this limited exception. Proof may consist of any official military orders or any notification, certification, or verification from the service member’s commanding officer regarding the service member’s current or future  military duty status. Military permission for base housing does not constitute a permanent change-of-station order.

C: Your residence has significant damage or is destroyed by fire, earthquake, accident or other reason not caused by you that makes the residence uninhabitable


4: Please do not run ads looking for a new tenant. We will do this assuming the property owner wants us to find a new tenant.


5: If you have someone who wants to move in before we have confirmed owner wants to re-rent it then ask them to follow listed.sdcpm.com


6:Once the property owner had advised that they want to re-rent your unit

    A: We will start marketing for a new tenant normally within a couple of business days and then start showing it to prospective renters by            contacting you to schedule showings

    B: We will advise prospective renters that they will be able to move in no sooner than 14 calendar days from the date you advised us                in writing that you will vacate the property. This will allow us time to get the unit ready for them after you move out as we will not                know the condition of the property till then. This means that you will be responsible for these 14 days rent 

    C: Within 21 days after you move out, we will send you an itemization of security deposit that will include charges for any rent due                  through the expiration date of the lease, less rent that has or is expected to have been collected from any new tenant who has signed          a  new rental agreement.

        For example, if you move out on Dec 31st, 2015  but your lease expires on June 30th, 2016  and your monthly rent is $1,000 then              the itemization will include a rent charge for the 6 months rent from Jan 1st-June 30th, 2016 ie $6,000 but if a new tenant had signed          a lease to start on Feb 1st 2016 then the rent charge would be $1,000 only for the period Jan 1st-Jan 31st 2016
