The EPA, the Contractors State License Board, and CalOSHA require that properties be tested for asbestos prior to demolition or disturbance of construction materials.  This is something that carries significant fines and penalties should a business or contractor not follow the mandatory guidelines.

Air testing will pick up on spores in the air related to mold and allergens, which can make people sick.  We can test for asbestos, but that is a physical sample that would have to be taken, not an air sample (for example a piece of drywall or popcorn ceiling).
