1. Removal of paint where it should not be (eg locks/door knobs/floor) 

2. More than one paint color on a wall will be replaced with Arizona White Semi Gloss

4: Remove small nails on walls. These are a cosmetic item (per Joe Ortega ex-City of San Diego Code Enforcer)
   
5: Ceilings or walls that are basically sound but has some nonhazardous defects,  small holes or cracks; missing or broken ceiling tiles;
    Water stains; soiled surfaces; unpainted surfaces; peeling paint (unless lead paint see LINK)

6: For outside of fireplace use a masonry paint rated for 200+ (prime first then paint)

      In general, small nails, such as those used for hanging pictures, would not alone cause a unit to fail but, 100 of them on one wall might.
