Below applies to any room used for residential use




3: Bathroom must be located in a separate room


5: Hot and cold water required at all taps and connected to a working sewage disposal system

6: Everything must be hazard free. See  rust problems










20: Garage doors must work correctly as well as any remote control devices



23: Stove or range must be free of hazardous gas hookups, gas leaks, or electrical hazards.


25: All appliances, including disposals, provided by the owner must function (including noise levels) as designed for the specific model type, taking into account that during the lifespan of the appliance,
      Its efficiency may not be the same as a brand new appliance, but generally functions for what it was designed for.
No missing parts can be missing if this would materially affect the functioning of the appliance




29: Roof must be structurally sound and weatherproof

30: Handrails are required when four or more steps (risers) are present



33: Address of the unit must be identified from the exterior of the property 



37:Bathrooms must have working ventilation fan if there is no window 

38: One phone jack as per CC 1941.1

39: Bunk beds next to a window are a hazard because of the danger of falling out the window from the top 




FOLLOWING  APPLIES  ONLY TO VACANT UNITS


2 : Broken blinds will be removed (unless  repair/replacement requested by owner)

3: Broken minor fixtures will be removed (eg toilet roll holder) (unless repair/replacement requested by owner)

4: Broken security bars, broken quick releases, and  broken closet clothes poles  will be removed
      (unless replacement/repair requested by owner)

1: No graffiti is allowed on the exterior of the rental unit/rental complex, sidewalks, and/or fences. 


2: One operable window in each room must have a screen in good condition.

4: No simple bolt, barrel, or hasp locks allowed on the  outside of interior doors, preventing exit from a room. 
   Units should have a permanently installed heater. For units that do not have a permanently installed heater, or have rooms that do not have sufficient heat, 
   either directly or indirectly, the owner must provide space heaters. Additions to the original structure must have a heat source. 

5: Tenant preference to substitute a microwave oven in the place of an owner or tenant supplied oven and stove will be allowed. 10: Light Bulbs must be installed and working in all fixtures as Section 8 need to test them to make sure they are working
