1: Must have two means of egress, so a second door will suffice, but it must open to the outside.

2:  The windows in a bedroom  must also have: 
        A: Minimum opening area of 5.7 sq ft AND 
        B: Minimum opening height of 24 inches AND
        C: Minimum opening width of 20 inches. 

3: The maximum distance between the finished floor and the finished window sill is 44 inches.

4: The minimum distance between the finished floor of the room and the windowsill of 24 inches to prevent 
    children from falling out of an open window. Note that whether the second means of egress is a window or a door,
    it must be operable from the inside without the use of keys,   tools, or special knowledge.

5: Per the  International Residential Code of 2006, "Bedrooms have minimum dimensions, light, ventilation,              heating and emergency requirements. 
      A: There are no requirements for closets as furniture may substitute for such.
      B: Bedroom shall have a floor area of not less than 70 square feet. (R304.2) 
      C: Bedrooms shall not be less than 7 feet in any horizontal direction. (R304.4)
      D: Bedrooms shall have a ceiling height of not less than 7 feet. The required height shall be measured from
           the finish floor to the lowest projection from the ceiling. (R305.1) 

Ted Kimball at KTS stated to JB on 9/5/2018 that if a property has a bedroom as defined above, but the public records do not show it as a bedroom then us
can market it to rent with a disclosure saying it public records do not show the room as a bedroom
