1: For all the properties we manage, we subscribe to a service with SDGE so that the gas(if any) and electric billing is switched to 
    our name immediately a tenant moves out 

2: This allows us to check out appliances, do any approved maintenance work and show the property to prospective renters when it is dark outside
    as well as demonstrate the lights work plus any appliances /devices that use electric or gas 

3: This also enables you to get a reduced one-time setup fee so that instead of paying $15 for gas and $15 for electric, the cost is only $5.85 each.

4: This program is called "Continuous service"   SEE ATTACHED LINK FOR COPY OF CONTRACT. We put the agreement in our name (not yours )
    to make it easier to manage.

5: We then pay the bill as your agent.
