AFTER MOVE OUT : s.sdcpm.com/collection

COLLECTING MONEY FROM A TENANT AFTER THEY MOVED OUT 


1: If a tenant moves out owing you money after we have offset any security deposit they paid, we will try to collect ourselves within 90 days or arrange a payment plan


2: If the above fails, we will transfer the collection of Kimball, Tirey and St John (KTS) collection service. KTS charge 50% of whatever they       collect net of any fees incurred, but you do not pay them up front for their services for any fees incurred, but you do not pay them
     We use KTS because they have better than average rates of collection

3: If you do not want us to use KTS as above, email ac@sdcpm.com 


4: Tenants have rights regarding any property they left at their residence when they move out, whether voluntarily or by eviction lockout.

5: If the tenant moves out before the lease expiration date they will be held responsible for any loss rent from the time they        stop paying until the new 

tenant moves in.

If this amount is more than the amount they paid for their security deposit they will be asked to pay the difference.

6: An abstract of judgement can be recorded and renewed every 10 years. It must be renewed before the 10 year deadline          otherwise it can never be refiled
