LATE FEES:late.sdcpm.com

1: SDCPM normally charges a $50 late fee if rent is not received by the 3rd of the month.
2:  If the late fee is received it is credited to your account but then paid out to SDCPM as agreed in the property management agreement, in order to cover the additional costs 
     incurred by SDCPM in preparing and delivering three-day notices to the tenant and following up with them until  the rent is paid or an eviction is started.
3:  Late fees received do not appear on the monthly cash flow statements we send you (because there is no net entry )  and thus do not show 
     on your monthly cash flow  statements. 
4: If you wish we can send you a detailed "Trust account "transaction report at the end of the year to show you all the transactions on your
    account including receipt and payment of late fees.
5: We do not charge more than $50 late fee or/and per day fee because it is illegal to set a late fee as a punishment.
